The agreement, in plain sentences.
These apply when you book a unit at Larchfield. They are deliberately short.
Booking and payment
A booking is confirmed when we have taken the 25% deposit and sent you written confirmation. The balance is due four weeks before arrival; inside four weeks the full amount is payable at the time of booking. Rates are per night for the whole unit and include everything listed on the Rates page.
Cancellation
More than 21 days before arrival, your deposit moves to another date within twelve months, once. Between 21 and 7 days we refund whatever we manage to re-let. Inside 7 days we cannot refund. If we have to cancel — a burst pipe, a fallen tree, a road closure — you get everything back within three working days and first refusal on the same nights next year at this year’s rate.
The unit
Check in from 16:00, out by 10:30. The number of people in the unit must not exceed the number it sleeps. No smoking or vaping inside any unit. Candles and any naked flame other than the stove are not allowed indoors. You are responsible for damage beyond fair wear, and we will tell you plainly what it costs rather than deduct it quietly.
Dogs
Dogs are welcome in the Larch Dome, the Bothy, the Long Lodge and Hind’s Rest at £12 a night. They must not be left alone in a unit, must be on a lead anywhere there is stock, and must not be on the beds. Bramble does not count as your dog.
The estate
Larchfield is working land with vehicles, machinery, stock and stalking in season. You use the paths and the hill at your own risk and are asked to keep to marked routes and shut gates. We insure the buildings; your possessions are yours to insure.
If something goes wrong
Tell us while you are here rather than afterwards. Almost everything can be fixed the same day, and the things that cannot are better discussed with you standing in front of us than in a review. Scots law applies.
