SEASONS
HOW THEY FALL
Quiet is November to March. Shoulder is April to June and September to October. Peak is July, August and the festive week from 20 December. A stay that straddles two seasons is charged night by night, not averaged.
INCLUDED
IN EVERY UNIT
The stove lit and a basket of birch at the door, refilled daily. Wool blankets. A breakfast box left in the porch before eight. Hot water all night with no meter on it. Bed linen and towels. The fire pit, laid by four.
NOT INCLUDED
PAID SEPARATELY
Dogs at £12 a night in the four units that take them. The sauna at £30 an hour for the unit. Dinner from the farmhouse kitchen, £34 a head, ordered the day before. Nothing else — there is no cleaning fee and no service charge.
MINIMUM STAYS
BY SEASON
Two nights all year. Three nights in the Bothy and the Long Lodge from June to August, and across any bank holiday weekend. Single nights are sometimes possible midweek in quiet season — ring and ask.
DEPOSIT
25%
A quarter to confirm, the balance four weeks before you arrive. Inside four weeks it is payable in full at the time of booking.
IF YOU CANCEL
PLAINLY
More than 21 days out, the deposit moves to another date within twelve months, once. Between 21 and 7 days, we refund whatever we manage to re-let. Inside 7 days we cannot refund, which is what insurance is for.

Burst pipe, fallen tree, a storm that takes the road out. You get everything back within three working days, and first refusal on the same nights the following year at this year’s rate.
